Photo Tips For A Standout Property Listing

Featured Image - Photo tips for a standout property-image

Make your property irresistible at first glance.

When it comes to selling or renting a property, first impressions matter – and in today’s digital market, that first impression is almost always a photo.

Whether you’re a real estate investor flipping houses or a seasoned agent listing on MLS, great listing photos can dramatically impact how quickly your property moves.

Dirty mirrors, pet food bowls, and broken swing sets are just some of the eyesores that you see when you look at as many listings as I do.

First impressions aren’t just for people… They’re for properties, too.

Now, if you’re selling a fixer-upper, looking for an investor buyer, you can get away with these types of photos because the investor is looking at the property as a business opportunity, not their forever home.

However, if you’re selling something move-in ready, the photos need to convey that image to your potential renter or buyer.

You want the images to help them visualize a safe, lively place where they would be happy to raise their family.

Here are some Do’s and Don’ts for the DIY crowd

Start With a Deep Clean and Declutter:

Before the camera comes out, make sure every room is spotless.

  • Clear countertops and tables
  • Hide wires, trash cans, and pet items
  • Keep decor neutral and minimal

A clean, clutter-free space helps buyers imagine themselves in the home, which increases emotional connection and perceived value.

Let There Be Natural Light

Open blinds and curtains to let in as much natural light as possible. Shoot during daylight hours- ideally late morning or early afternoon- for the best lighting. Avoid heavy filters or harsh artificial light unless absolutely necessary/

Pro tip: Replace burned-out bulbs and choose daylight (5000K) bulbs for a brighter, cleaner look indoors.

Capture Wide Angles

Use a wide-angle lens or smartphone with built-in wide mode to show more of each room. This gives viewers a better sense of space and layout. Stand in a corner and shoot toward the opposite corner to get the full effect.

Highlight Key Features

Is there a newly renovated kitchen? A spa-like bathroom? A large backyard? Make sure you include close-ups and strategic shots of these highlights/ Show off features that sell:

  • Granite countertops
  • Hardwood floors
  • Fireplaces
  • Walk-in closets
  • Outdoor entertaining spaces

Don’t Forget Exterior and Lifestyle Shots

Curb appeal counts. Include exterior shots from multiple angles, including the front and backyard. If it’s a family-friendly neighborhood or an urban condo near nightlife, add lifestyle photos that show the vibe of the surrounding area.

Use Editing… But Keep It Real

Brighten photos, straighten walls, and crop distractions, but avoid over-editing. Buyers want to trust that what they see online matches reality, and unrealistic images can lead to disappointment during showings.

Hire a Pro (If the Budget Allows)

Professional real estate photographers are often worth the investment for investors trying to sell quickly or at top dollar. They know how to stage, light, and shoot in a way that attracts attention and offers real ROI.
